SUBMIT AN OFFER
When you’re ready, we prepare and submit the written offer on your behalf.
We’ll ask for:

If appropriate, we submit the offer subject to inspection, allowing space to confirm the property’s condition before making a final commitment.

(Optional, but strongly recommended)
We help arrange a third-party inspection to carefully examine the property.
This includes:

Once inspection results are available, we sit with them together.

For overseas buyers, a notarized affidavit is required.

POWER OF ATTORNEY
(Optional, but strongly recommended)
If you won’t be in Japan for contract signing:

A judicial scrivener prepares the Power of Attorney

You sign and mail the documents in advance
If you plan to be in Japan, this step can be skipped.

CONTRACT SIGNING
This is the moment the property becomes yours in principle.
The contract defines:

Earnest money deposit (usually 5–10%)
We make sure everything is understood quietly and clearly before moving ahead.

PREPARING FOR CLOSING
Before the final handover, we prepare together.
This includes:

Remaining purchase balance

Closing fee (taxes, registration fee , and closing fee)
Closing fee is (usually 5--10% of purchase price)
